In Mexico and the United States, we have a tax for owning property. In Mexico it is called “Impuesto Predial”. In the United States it is called “Property Tax”.
Who pays this tax?
All those who own property in Mexico, whether Mexican or foreigners.
What type of properties pay this tax?
All types of property, whether it is a house, apartment, commercial property, land without construction, as long as it is a property, you have to pay this tax.
The properties that are owned by the government don´t pay this tax.
How much will I pay for my property tax?
Approximately in Playa del Carmen and Tulum you pay 0.0019% of the purchase value of your property per year, an example, if you have a property with a purchase value of $2,919,580 MXN then on that value you would have to pay 0.0019 and you would pay $5,547.20 MXN per year of property tax.
When do I have to pay the property tax?
The property tax is paid the first 10 days of each bimonthly period, that is, the first 10 days of January, March, May, July, September and November.
But there is also the more convenient option of paying the property tax all year in advance, if you pay your property tax before January 31 you can get a 20% discount and if you pay it before the last business day of February, you get a 15% discount.
The property tax may go up if you make improvements to your property or if the value of the land increases.
How can I pay my property tax?
You can check your property tax payment with a number that your property has called “clave catastral”, all properties have this number, you can find it in your property deed.
